Everyone wants to sell their house as fast as possible. Unfortunately, that doesn’t always happen – and in some cases, sellers find their house sitting on the market for much longer than they had hoped, leaving them asking themselves: Why is my house not selling?

Let’s say your house is on the market for 2 weeks with no offers. In some cases, that may be a red flag; in others, it could be somewhat expected.

You Chose the Wrong Real Estate Agent

Hands down, the most important decision you will make when selling your home is the Realtor you choose to work with. They’ll be guiding you through the sales process from start to finish, leveraging their own experience, strategies, and resources to help you sell quickly and for a great price. In other words, your home’s market potential (and your final results) will only be as good as your agent – and in Denver, Realtors’ skills and knowledge can vary widely.  

If you think you may need to move on from your current real estate agent, there are a few things you need to know. First, there may be implications, penalties, or other disadvantages if you’re still under contract with a real estate agent and try to start working with another. 

Second, once the time comes to find a new professional to work with, you’ll really want to do your research. Spend time researching and speaking to multiple agents in your area. Ask how long they’ve been an agent, how many homes they’ve sold, and what makes their selling services stand out from others. 

You Skipped Out on the Prep Work 

It doesn’t matter how hot the real estate market is, great home sales don’t happen by accident. To that end, a big part of selling your home quickly (and for top dollar) is preparation. 

Although it may not be the most fun aspect of selling, taking the time to make your home market-ready is super important. You may love your home the way it is, but that doesn’t mean that buyers will. 

Certain preparations like deep cleaning, decluttering, making repairs, and staging don’t just make your house look better, they also create a level of mass appeal among buyers, ensuring your home fits a wide range of tastes. 

Preparation, like the next few items on this list, is a great example of why it’s so important to hire the right agent. An experienced, high-performance agent will understand exactly what buyers in your community are looking for in a house. They’ll help you spruce up your home in a way that gets buyers excited about it.

The Price is Wrong 

Another majorly important detail when it comes to selling your home is price. As a homeowner, you may have an idea of what your house is worth. However, that doesn’t always line up with the market. At the end of the day, your home is really worth whatever buyers are willing to pay for it. This could be more than you are expecting, or it could be less. 

If you’ve put in the work to make your home look great and buyers still aren’t taking notice, it could be priced too high. 

Keep in mind that most buyers explore the market based on their budget. After all, no one wants to fall in love with a home, only to realize they can’t afford it. If you’re asking yourself “Why is my house not selling in a hot market?” your pricing strategy may be working against you. So, rather than pricing on the high side and waiting for offers below that number, selecting a more balanced asking price can get your property in front of more buyers as they house hunt. 

Once again, your agent’s knowledge and experience will be fundamental to choosing the right asking price for your home.
